Buying Foreclosures at the Trustee's Auction
|

Fellow REIA Member Chris Leighton of WADOT Capital joins us to provide education on Buying Foreclosures at the Trustee's Auction.
2020 ended with an enormous number of seriously delinquent home mortgages which, now that the federal moratorium has lifted, may turn into an avalanche of foreclosures - or not.. No one knows what will become of the near record-breaking backlog of delinquencies until the dust settles on government programs. Some banks indicate that they are delaying foreclosures while many others are not, or are not saying, and the federally backed mortgages currently have a reprieve for borrowers that is expected to end this fall. Either way, vacant and abandoned properties are going to market now, creating an opportunity.

We will learn the process of buying at "the sale" (the trustee's auction). Some properties are sold, some sales are postponed or cancelled, others "revert" to the lender. We'll learn what the "normal" outcome statistics are, what causes delays and what to do before, during and after the sale to increase your likelihood of success.
We will also learn about funding your auction purchase. Cashiers checks, funds from hard money loans and Self-Directed IRA funds paired with non-recourse hard money loans are the norm. Learn what it takes to get funding and the related costs and timelines.
This webinar will be followed by education on August 19, 2021
with Landlord/Tenant Attorney Evan Loeffler of Loeffler Law Group, PLLC on Post-Foreclosure Evictions.

Chris Leighton is a fellow REIA Member, head of Underwriting at WADOT Capital and Director of Auction Finance of their sister company, KC Capital. With over 25 years in the business he brings a unique perspective to Hard Money lending.
Chris spent the better part of his career on the other side of the table. Chris started out selling real estate and has run brokerages, done rehabs, developed town homes and apartment communities and done small scale land development.
