Planning to flip, wholesale or hold? Accurate valuation, including rehab estimates with solid numbers behind it, and well negotiated contracts with buyers, sellers and contractors are key. Utilizing branding effectively can get sellers to come to you and can save time and money and enable you to grow your business and income in the process!
Landlording? If you are buying a value add property, your valuation and estimating accuracy - or lack thereof - will determine if you make a profit every month and when you sell or if you wind up with a money pit that you feed throughout your ownership! |

Property Valuation. Calculate optimal purchase price and ARV (After Repair Value) accurately. This is a skillset needed by all investors, regardless of what area of real estate investing you plan to work within. Value, including ARV, should be determined by the real estate investor not only for off-market deals but to confirm valuations provided by professionals.
Accurate valuation is a large part of determining if a deal really is a deal!

Estimating Rehab Costs. Knowing what expected costs are affect your ability to make a reasonable offer that accounts for those costs and to be well prepared to effectively negotiate with the seller.
This discussion will include details of rehab items for your Scope of Work, "Big Ticket" (expensive!) items, what to look out for and much more!

The Art of Negotiation is a tool that can be of benefit in everything from buying at garage sales, purchasing cars and many other areas of life. Most important to us, effective negotiation can bring great benefit to deals whether you have a less than motivated seller, buyer or contractor to work with.
No matter how many or how few deals you've done, improving and refining negotiation skills is essential!

Brand Yourself, Brand Your Business. What is branding? Your business brand is your business' identity. Your personal brand is how the world perceives you personally based on the brand you have built. The combination is what your clients, or perspective clients, think and say about you, and what can influence their decision to do business with you. It isn't just about a name or logo, or about coordinating your printed collateral and online presence, it's all that and much, much more.
This step is as important for a small real estate investing business as it is for big business and is one of the most important steps you can take to succeed!

Registration and Prepayment Deadlines
- Now. This class is open to REIA Members and REIA Guests alike, with registration. Please note that seating is very limited due to social distancing guidelines; early registration is strongly recommended!
- Prepayment Required. Prepay the class fee using the link that will be provided to registrants by email. Links will be sent by email throughout the registration period though not necessarily on the same day that you register.
- Tuesday, June 1st. Registration closes for everyone. All class fees are due by this date.
- Wednesday, June 2nd. Registrations for those who have not prepaid their event fees will be cancelled. We will contact those on the waiting list in the order of registration.
- TAKE NOTE: Due to social distancing and capacity limitations, seating is very limited! Early registration and early prepayment is essential if you want to attend!

Please plan to arrive as close to our 8 AM door opening as possible to allow sufficient time to check in and complete COVID screening in advance of our 9 AM class start.
If registration shows "full" sign up on the waiting list! A spot may open up! If there is enough demand on the waiting list we will try to offer a second meeting or enlarge the meeting room. Those who have not registered and prepaid this class will not be able to attend. No exceptions can be made.
