Foundational Components
of Rehabbing

| There will absolutely be some learning curves as you start or grow your rehabbing business but you can be a pro in no time! We'll try to simplify the processes and get you on your way! |

Building a rehabbing business is very much like building a house: build it from the ground up. We'll talk about many of the foundational components of rehabbing during this class as a building block for other upcoming rehabbing classes.
Included in this class is education on what to look for in a potential rehab, hoarder houses and the related problems along with some potential solutions, the contracts to buy the property and contracts with contractors and laying out a meaningful Scope of Work.

| Recognizing Potential Issues. Many issues are easy to spot, many are difficult to impossible while others have a nasty way of becoming evident as the project is moving forward. We'll look at hoarder houses and what you don't or can't see, often hidden hazards of asbestos, lead and meth contamination, structural issues and more. We'll talk about ways to address often overlooked items so they don't turn into budget busting surprises! |

| Contract to Buy, Contracts with Contractors. Everyone expects an often lengthy Purchase and Sale Agreement but is it your best interest? We'll have an attorney on hand to discuss more investor-friendly P&S Agreements. Once you've made the buy are you at the mercy of your contractors? We will discuss contractual needs when working with contractors that can afford you greater protections. |

| Scope of Work. The Scope of Work is your master plan of the time lines, including materials, and related budget, for the entire project. Our discussion will include work flow, contractor sequencing and the inevitable "what if's". The accuracy of your Scope of Work and your sometimes newly acquired Project Management skills can make or break your project and the resultant bottom line! |

Registration and Prepayment Deadlines
- Now. This class is open to REIA Members and REIA Guests alike, with registration. Please note that seating is very limited due to social distancing guidelines; availability is not guaranteed.
- Prepayment Required. Prepay the class fee using the link that will be provided to registrants by email. Links will be sent by email throughout the registration period though not necessarily on the same day that you register.
- Thursday, June 24th. Registration closes for everyone. All class fees are due by 10 AM on this date.
- Thursday, June 24th. Registrations for those who have not prepaid their event fees will be cancelled. We will contact those on the waiting list in the order of registration.
- TAKE NOTE: Due to social distancing and capacity limitations, seating is very limited! Early registration and early prepayment is essential if you want to attend!

Please plan to arrive as close to our 8 AM door opening as possible to allow sufficient time to check in and complete COVID screening in advance of our 9 AM class start.
If registration shows "full" sign up on the waiting list! A spot may open up! If there is enough demand on the waiting list we will try to offer a second meeting or enlarge the meeting room. Those who have not registered and prepaid this class will not be able to attend. No exceptions can be made.
